Design is the cheapest line in a bathroom budget and the one that decides how the expensive lines get spent. This prices it by what you actually end up holding.
Design fees on this site are published in three tiers, and the distinction between them is how much of the room is being re-planned rather than how much time someone spends thinking. Selection is choosing and coordinating what goes in. A layout-preserving design plans the room properly without moving anything. A full redesign moves fixtures, which means the plumbing moves with them. What actually drives the fee within any tier is the deliverables — a conversation and a shopping list is a different product from a dimensioned set a contractor can build from without ringing you.
A mood board and a shopping list takes hours. A dimensioned floor plan, wall elevations, a tile layout drawing, a lighting plan and a plumbing plan takes days. The one most people leave off and later wish they had is the tile layout drawing: it decides where the cuts land, where the pattern starts, and whether the row at the ceiling is a full tile or a sliver. Without it a tiler makes those decisions on site, in about four seconds, and they are permanent.
Exploring has genuine value — it is far cheaper to change your mind on paper than in framing. What costs money is exploring after the drawings have started. The structural protection is a phased fee with a decision point in the middle: a concept stage with a set number of options, your written sign-off, then documentation. Ask what a change costs once documentation has begun, and ask before you engage rather than after.
A designer's drawings tell a contractor what you want. They are not a building permit application and they are not structural calculations. Sun Valley is unincorporated Washoe County, which exempts interior finish work and fixture replacement with no rearranging of the water, waste, or vent pipes — but a layout change rearranges exactly those, so a permit follows, normally pulled by your contractor through the county's EZ Permit route. Anything structural needs an engineer. Knowing which of the three you are buying prevents an expensive misunderstanding.
This calculator works from the 2026 cost figures published on this site for Sun Valley. What it cannot see is the condition of your subfloor, what is inside your walls, or how level the room actually is. We will come out, measure the bathroom and give you a written scope with no pressure attached.
Get my free quoteThe figures published on this site put material and finish selection with the layout unchanged at $300 to $800; a layout-preserving design covering fixtures, materials and a lighting plan at $800 to $2,000; and a full layout redesign with plumbing and fixture repositioning at $2,000 to $4,500 and up. Unlike the construction calculators on this site, nothing is added on top of those figures — a design fee is the fee, not a cost with a contractor's margin applied to it.
On a full remodel, almost always — and selection is the highest-value version. Against a $12,000 to $35,000 remodel, a $300 to $800 selection fee is a rounding error, and it prevents the two most expensive mistakes people make: choosing a tile that does not work at the size the room actually is, and buying fixtures whose lead times stall the build. If the layout genuinely works and the budget is tight, this is where design money goes and the rest is optional.
A showroom selects from what it sells, which is efficient and often free, and it is a real service if their range suits you. An independent designer selects from everything and is paid by you rather than by margin on the products. Neither is wrong. The question worth asking either way is what you end up holding: a quotation for products is not a design, and a design that exists only in someone's head does not survive a change of installer halfway through the job.
It depends on what has to survive. If you are working with a contractor you have used before, on a layout that is not changing, a good material schedule and a conversation often is enough. If fixtures are moving, if the tile has a pattern, or if more than one trade has to coordinate, drawings pay for themselves the first time someone would otherwise have guessed. The practical test: could a competent tiler who has never met you set out this floor correctly from what you are handing them?
Typically two to four weeks for a single bathroom with a normal revision allowance, and longer if the brief is still moving. It runs in parallel with nothing else, which is why starting it late is the most common way a project slips — the design has to be settled before long-lead items can be ordered, and those items are what dictate the construction start. A compressed timeline is usually achievable and is priced accordingly.
For a layout change, yes, and specifically before the tile goes up and before the fixtures are set. Those are the last moments when several decisions can still be changed at no cost, and the first moments when a misread drawing becomes permanent. For a selection-only engagement, a proper handover to the contractor is usually enough. The site visits line in this calculator is small relative to the build, and it is the part of a design fee that most reliably earns itself back.
